Weight decides the size on a construction job. A gut renovation, a new build or a fit-out produces bulky, light debris, so a 30-yard is the usual container and a 40-yard the choice on a big site. Roofing shingles, plaster, concrete, block and brick are heavy: they go in 10, 15 or 20-yard containers, loaded level with the rail, so the truck stays within its legal weight. Demolition in the city goes through the Building Safety Office at 316 North Capitol Avenue, Suite C-1, 517-483-4355, Monday to Friday 8 to 4:30, with applications through the City’s online portal. Demolition contractors must hold a City licence through the City Clerk, though an owner may take down a minor building and a licensed builder may take down a private garage. Every demolition application is reviewed for historical significance, a sewer-cap permit from Public Service comes first, and utility disconnect letters are required. Published fees: $100 for a garage or shed, $160 for a single-family dwelling, commercial by the value of the work, plus a $10 technology fee, and a $150 investigation fee if the work started before the permit. In a historic district the Historic District Commission reviews first, which can take up to 60 days.

Michigan’s asbestos rules require a thorough inspection before every renovation or demolition and ten working days’ notice to EGLE through MiEnviro for all demolitions, with private residences of four units or fewer exempt from the notice; owner and contractor are both liable. Asbestos never goes in a roll-off; it is handled by a licensed abatement contractor and disposed of under NESHAP.

Our construction and demolition loads go to the Granger Disposal Center of Lansing at 16500 Wood Road (Monday to Friday 7 to 3, Saturday 7 to noon), which posts a per-cubic-yard rate for construction waste and requires every load covered, and from there to Granger’s Type II landfills. The City’s own cart programme will not take building or demolition materials, concrete or rocks (Code § 1060.02), so a roll-off is the practical route for any real quantity. Concrete, brick and block are best kept in their own 10-yard box so we can route clean masonry to recycling where a facility will take it.
